Tenants Who Want or Have Pets – Episode #134

Do you want tenants who have pets? I do! Let me explain why.

Over 50% of all tenants (especially in the Toronto Beaches) either have or want a pet. So if you refuse to get a tenant with a pet you are essentially limiting yourself to half the tenant population. This can affect your profit and cash flow at the end of the day.

So why not embrace tenants who want or have pets? I know you are concerned about noise and disturbing your neighbours with loud pets. I know you are concerned about the pets damaging your floors with their sharp nails and possibly using your floors as their toilet. Trust me…I have the same concerns.

However, I want you to also understand that there are good options to consider.

In this video, I discuss some of the solutions on how to make your income property a “pet friendly” one and how to embrace tenants who want or have a pet.

Market Correction – How Does That Impact You? – Episode #133

There is a lot of talk about “doom and gloom” in the market and economy, the concerns about the fiscal cliff, the instability of many countries such as the US, Greece, Spain, and many others. What does all of this mean? And how will this impact you?

Nobody can tell you what exactly is going to happen with the real estate market. But we could discuss our options and prepare as much as possible if a market correction does happen and real estate prices were to decrease.

In this video, I discuss some of the ways a market correction can impact you.

If you have any questions or concerns about the market, please feel free to contact me 416-885-2010.

Large Structural Cracks – Episode #132

Have you seen a structural crack this large in a house? Wow! When I saw this crack outside of this house I was disturbed. I thought the house was going to collapse any day (actually parts at the front of the house were falling apart). There were some areas where I can literally fit my whole hand inside this crack!

When you see something this bad, you definitely want to bring in a specialist to inspect the issue. A Structural Engineer would be a good place to start.

I would love to hear some of your horror stories about structural issues.
